Why state selection is only the beginning
Stamp duty is governed by state law and can vary by city, gender, ownership mix, property type, consideration versus ready-reckoner value and current concessions. Registration fees can be percentage-based, capped or separately structured.
The tool’s state values are editable planning baselines, not payment quotes. The assessable value can be higher than the negotiated purchase price.
Budget beyond the down payment
On a ₹1 crore property, a combined 7% duty and registration assumption adds ₹7 lakh before legal, brokerage and loan costs. These charges may not be financed and therefore reduce usable down-payment cash.
Concessions should be entered only after verifying eligibility and caps. Joint ownership does not automatically apply the most favourable rate to the entire transaction.
