What the baseline includes
The current planning baseline uses approximately 7% stamp duty and 1.2% registration fee before any entered concession or other charge. This is not a payment quote: local market-value rules, municipal additions, gender or ownership concessions, deed type and caps can change the payable amount.
Budget these costs separately from the down payment because a lender may not finance the entire registration outlay. Use the higher value required by applicable law rather than automatically using only the negotiated consideration.
Verify before generating a challan
Check the relevant Jammu & Kashmir registration department or the National Generic Document Registration System where applicable. Confirm the article, assessable value, concession eligibility, registration fee, surcharge and payment channel.
Preserve valuation evidence, e-stamp or challan, registration receipt and indexed document. If ownership, property type or location changes, recalculate rather than reusing this baseline.
