From property price to true borrowing requirement
A home purchase requires more than price minus down payment. Stamp duty, registration, brokerage, legal review, technical valuation, processing charges, insurance and initial repairs may not be financed. This calculator separates purchase price, down payment and non-loan costs so an ₹80 lakh property with ₹20 lakh down does not masquerade as a ₹60 lakh total commitment.
Keep the emergency reserve and near-term furnishing budget outside the down payment. A higher down payment lowers EMI and interest, but using every liquid rupee can make the household fragile immediately after possession.
EMI, interest and floating-rate risk
The reducing-balance EMI is P×r×(1+r)^n/((1+r)^n−1). On ₹60 lakh at 8.5% for 20 years, EMI is roughly ₹52,000 and total interest is about ₹65 lakh—more than the original principal. Extending to 30 years lowers EMI but substantially raises lifetime interest.
Floating-rate loans can reset. RBI directions require regulated entities to communicate the impact and provide applicable choices such as EMI/tenure changes, switching subject to policy, and part/full prepayment. Stress the rate two percentage points higher and verify that the resulting EMI or tenure remains affordable.
Compare offers with KFS and APR
The lowest headline rate is not always the cheapest offer. Compare the Key Facts Statement and annual percentage rate, reset benchmark and spread, reset frequency, processing fee, legal/valuation charge, insurance, delayed-payment charge and prepayment terms. Ask whether the rate is promotional and what borrower profile qualifies.
Check title, encumbrance, approvals and builder milestones independently; loan sanction is not legal due diligence. For under-construction property, pre-EMI and delayed possession can create rent-plus-interest overlap.
Tax and ownership context
Home-loan tax treatment depends on ownership, possession, use of property, completion status, tax regime and current statutory limits. Principal and interest are not one generic deduction. Do not reduce EMI in the affordability test by an assumed tax benefit that may not materialise.
Align borrower, owner and payment records, and preserve the sanction letter, KFS, interest certificate and possession documents. Recalculate after every reset and before a large prepayment.
Home-loan decision checklist
Cap the EMI using stable take-home income after existing obligations; test loss of one income for dual-earner households. Compare 15-, 20- and 25-year total interest, not only approval eligibility.
Confirm fixed/floating structure, benchmark, spread, reset cycle, margin requirement, disbursement schedule, property insurance and grievance process. The calculator is an amortisation estimate, not a sanction.
