The correct old-versus-new comparison
A balance transfer should compare remaining cost under the current schedule with the complete new-loan cost. Current cost is remaining EMIs and interest under the existing rate and tenure. Transfer cost includes new interest, processing, legal and valuation fees, mortgage or registration costs where applicable, insurance changes, taxes and any valid closure charge. This calculator displays those paths separately rather than comparing rates alone.
A new lender may offer a lower EMI by restarting a longer tenure. That can increase total interest despite a lower rate. Hold the remaining tenure constant first; evaluate an extension only as a deliberate cash-flow choice.
Break-even and worked example
If a transfer saves ₹4,000 per month but costs ₹80,000 upfront, the simple fee break-even is about 20 months. A proper calculation also accounts for the changing interest component and different tenure. If the borrower expects to sell or prepay within 18 months, the transfer may not recover its cost.
For ₹40 lakh outstanding with 15 years left, compare the current 9.25% schedule against the proposed 8.25% schedule for the same 15 years, add every fee, and inspect net lifetime saving. Then stress the new rate because a floating offer can reset after transfer.
Rate architecture matters
Compare external benchmark, spread, reset frequency and spread-change clauses—not just today’s rate. Ask whether the quoted rate is conditional on credit score, salary account, insurance or an introductory period. Obtain both lenders’ Key Facts Statements and amortisation schedules.
A transfer involves fresh underwriting and is not guaranteed until completed. Avoid stopping current EMIs before written takeover confirmation; delays can cause penalties or credit-report problems.
Operational costs and documents
Request the current lender’s foreclosure statement, original-document list, repayment record and release process. The new lender may require legal search, valuation, income proof and updated property insurance. Count time and duplicate charges where material.
After takeover, verify old-loan closure, NOC, charge satisfaction or release, original documents, new mandate and credit-bureau reporting. Retain a complete handover trail.
When not to transfer
A small balance, short remaining tenure, high fees or weak break-even period can make transfer uneconomic. First ask the current lender for a rate reset or spread reduction and include its conversion fee in a third comparison.
Transfer for measurable net saving or necessary cash-flow relief—not merely for a lower advertised rate. Recalculate if the approved rate or fees differ from the quote.
