Why early prepayment saves more
A reducing-balance EMI is interest-heavy in early years. A ₹5 lakh prepayment near the start removes principal that would otherwise accrue interest for many instalments; the same payment near maturity saves much less. The calculator rebuilds the schedule after a one-time and optional monthly extra payment.
Compare two instructions: keep EMI and shorten tenure, or reduce EMI and keep tenure. Tenure reduction generally saves more interest; EMI reduction may be appropriate when cash-flow relief is the priority.
Worked prepayment decision
For ₹50 lakh outstanding at 8.5% with 20 years left, first record the no-prepayment total interest. Add ₹5 lakh now, include any charge, and measure net saving and months removed. Then compare investing that ₹5 lakh: the investment return is uncertain and taxable, while loan interest avoided is a relatively certain cash saving subject to the contract.
Do not prepay by emptying emergency savings, delaying insurance or taking costlier debt. A flexible offset or overdraft-linked product may preserve access, but its fees and terms need separate comparison.
Charges and lender instructions
Prepayment rules differ by borrower type, rate type and lender. Verify applicable RBI directions and the sanction terms rather than assuming zero charge. Include documentation, instrument and closure costs in net saving.
Give written instructions on whether the payment reduces tenure or EMI and obtain a revised amortisation schedule. Check that the principal posting date is correct; money parked in a suspense account may not save interest as expected.
Tax and opportunity cost
Prepayment reduces future interest and may also reduce any tax deduction for which the borrower was actually eligible. That is not a reason to pay unnecessary interest: compare the after-tax cost, not the gross rate or deduction alone.
Use a conservative after-tax investment return for the alternative, adjusted for risk and liquidity. A guaranteed 8.5% loan-cost saving is not equivalent to a volatile 10% market forecast.
Prepayment checklist
Confirm outstanding principal, rate, reset date, remaining instalments, charge, emergency reserve and next major expense. Ask for a foreclosure/prepayment statement valid through the payment date.
After payment, verify principal, EMI/tenure instruction, auto-debit and revised schedule. Keep the receipt and later closure/NOC documents.
